Once I begin the upload process can I go back and change my documents?

Please have all the relevant paperwork to hand before uploading it. If you upload the wrong documents, it will be possible to change them, however this will cause unnecessary delay to your tenancy application. This may therefore affect your ability to secure the desired property.

Can I upload foreign documents?

Yes, please upload documents in any language.

Yes, completing this section is compulsory to satisfy the requirements of our rental reference check.

How do I verify my identity and therefore my Right to Rent in the UK?

You may upload a copy of the photo page of your passport.

I don’t have a passport - how do I verify my identity?

If you have a driving license, you may upload this together with a birth certificate, marriage certificate or another governmental document or letter.

I don’t have a passport or a driving license.

You may upload a UK immigration status document or a certificate of naturalisation which we will cross-reference against the other documents you submit.

I am a foreign resident - how do I demonstrate my Right to Rent in the UK?

You may upload a copy of the UK visa page of your passport, or a copy of your Biometric Residence Permit.

I will soon be starting a new job in the UK, however my visa application is still being processed. How do I demonstrate my Right to Rent in the UK?

You may ask your employer to provide a written document confirming that they are sponsoring you through the visa application process. Enter your employer’s contact details and we will get in touch with them to confirm this.

What will you do with my residence history?

We use this data to verify your address, as well as to assess your previous rental performance by obtaining your landlord’s reference.

Is it mandatory to complete this section?

Yes, completing this section is compulsory to satisfy the requirements of our rental reference check.

How many of my previous addresses must I input on my profile?

Enter the addresses where you resided during the previous three years, including the accurate dates when you were there.

I am currently renting my property. Which documents will you require as proof of my current address?

You may upload a copy of one of the following documents dated from the past three months: a tenancy agreement, utility bill, phone bill, council tax bill, bank statement, insurance contract or payslip.

Please also enter the contact details for your current landlord and we will get in touch with them to receive their landlord’s reference regarding your tenancy.

I own the property I am staying in. Which documents will you require as proof of my current address?

Please upload a copy of your land registry certificate, or a mortgage contract dated within the past three months.

I am currently living in student accommodation. Which documents will you require as proof of my current address?

You may upload a copy of your bank statement, utility bill, phone bill, insurance contract, or University letter, addressed to your student address, and dated within the past three months.

Please also enter the contact details for the accommodation team at your halls of residence and we will get in touch with them to receive their landlord’s reference regarding your tenancy.

Often, student accommodation services require a signed tenant’s consent form before they are able to provide us with their landlord’s reference. In this case, we will send you an online consent form which you should sign and forward to the accommodation services.

I have been living abroad within the last three years, do I still need to enter enter this in my residential history?

Yes, please enter your full past three years’ residential history, including any foreign addresses.

If you are currently renting abroad, you may upload a copy of the following documents dated within the past three months as proof of your current address: a tenancy agreement, utility bill, phone bill, council tax bill, bank statement, insurance contract or payslip.

Enter your landlord's contact details no matter where they are based - we will get in touch with them to receive their landlord’s reference regarding your tenancy.

I have been living at home within the last three years, do I still need to enter this in my residence history?

Yes, please enter your family’s home address if you have lived there during the past three years.

If you are currently living at your family’s address, your may upload a copy of a bank statement, utility bill, phone bill, insurance contract, or payslip addressed to yourself at this address and dated from the past three months as proof of address.

If you do not have these, please list the contact details for the owners of the property and we will get in touch with them to confirm your residence there.

I am currently living at my friend’s house. Which documents do I need to upload?

You may upload a copy of a bank statement, utility bill, phone bill, insurance contract, or payslip addressed to your friend’s address.

Income and affordability

What will you do with my financial data?

We use the data to assess your finances, and ensure your ability to afford the property.

Is it mandatory to complete this section?

Yes, completing this section is compulsory to satisfy the requirements of our rental reference check.

How do you measure whether or not I am able to afford the property I have applied to?

Subject to the contract between yourself and your landlord, our general affordability rule is that if your yearly salary or self-employed income is at least 32x as much as the monthly price of your rent, we will accept your application.

If you will pay for your property from savings, we will ask that you have 36x the monthly price of the rent in savings. Please upload a bank statement from the past three months to demonstrate this.

If you are not able to independently afford the rent for your property, please enter the contact details for a guarantor - someone willing to accept liability in case you are unable to meet rent payments. We will get in touch with them to confirm their consent and ability to afford the rent.

I will be paying for my rent for six months / one year advance, do I still need to upload documents as evidence of my income?

Please enter the amount and source of your income or savings in the ‘Income and Affordability’ section. Notwithstanding the agreement which you have made with your letting agent regarding rent payments, your landlord may still wish to see the source of income for your advance payment.

I am currently a permanent employee of a company, which information and documents should I upload?

Please enter your salary and the date you started work at the company. Additionally, enter the name and contact details of your Human Resources department or payroll manager in order that we may confirm these details with them.

To verify the above information, you may upload either a copy of your previous two payslips, or an employment contract dated from the past three months.

I am currently a probationary employee or intern at a company, which information and documents should I upload?

Please enter your salary and the date you started work at the company. Additionally, enter the name and contact details of your Human Resources department or payroll manager in order that we may confirm these details with them.

To verify the above information, you may upload either a copy of your previous two payslips, or an employment contract dated from the past three months.

I am soon starting a new job, which information and documents should I upload?

Please enter your salary and the date you will start work at the company. Additionally, enter the name and contact details of your Human Resources department or payroll manager in order that we may confirm these details with them.

Confirm this information by uploading a copy of your employment contract.

I am working on a zero-hour contract, which information and documents should I upload?

Upload six months of bank statements, showing regular income from your employment.

I am working on a state-sponsored program from a foreign country, which information and documents should I upload?

You may upload a signed letter proving that the relevant organisation is willing to cover the costs of your rent in the UK. Please also list the contact details of the relevant individuals so that we may contact them to for confirmation of their sponsorship.

I am self-employed, which information and documents should I upload?

You may upload your latest tax return form (Form SA302 ). If you have an accountant, please enter their name and contact details so that we are able to receive their professional confirmation of your self-employed income.

Alternatively, you may upload your bank statements from your previous six months, demonstrating continuous work-related income entering your account.

I am a pensioner, which information and documents should I upload?

You may upload your three previous pension-payment slips, or copies of bank statements from the previous three months, demonstrating the regular receipt of a pension.

I am receiving state benefits, which information and documents should I upload?

You may upload an official document confirming your regular receipt of state benefits.

Guarantor

I have agreed to act as a guarantor for a tenant, which documents do I need to upload?

Please upload a copy of your passport so that we may verify your identity.

Additionally, upload a document as proof of your current address. This must dated from the past three months and could be: a tenancy agreement, utility bill, phone bill, council tax bill, bank statement, insurance contract or payslip.

Finally, upload proof of your income or savings, demonstrating the ability to afford 42x the monthly price of the rent. For example, if you are guaranteeing a rent of £1,000 per month, you must earn a salary of £42,000 per year, or have the same amount in savings.

If you are employed, also upload either a copy of your previous two payslips or an employment contract dated from the past three months.

If you are self-employed, upload your latest UK or foreign tax return form. If you have an accountant, enter their name and contact details so that we are able to receive their professional confirmation of your self-employed income. Alternatively, upload your bank statements from your previous six months, demonstrating continuous work-related income entering your account.
